American Communities is aggressively seeking to develop and acquire value-added apartment communities in metropolitan areas.



Development Criteria

• 100 units minimum, no maximum.

• 2 acres minimum, no maximum.

• Property types include raw land or property already improved as multi-family. Strong desire to acquire large tracts of land for master-planned communities.

• Strong location qualities with significant visibility, easy access, and located along traffic corridors.

• Development densities ranging from garden communities at 16 units per acre to mid-rise with retail mixed-use component at up to 110 units per acre.

 



Existing Acquisition Criteria

• 100 units minimum, no maximum.

• A, B and C-rated properties at prices below replacement cost.

• Strong location qualities with significant visibility, easy access, and located along traffic corridors.

• Potential to enhance value through the following business strategies:

• Asset repositioning through a capital investment program
• Correction of deferred maintenance
• Improved professional management and revenue/cost control
